2.2 perform any act which is in violation of applicable copyright, trademark or other intellectual property laws or other laws

2.4 upload, post, email or otherwise transmit any unsolicited or unauthorized advertising, promotional materials, “junk mail”, “spam”, or unlawfully seek for a benefit from this site

2.5 upload, post, email or otherwise transmit any material that contains software viruses or any other computer code, files or programs designed to interrupt, destroy or limit the functionality of any computer software or hardware or telecommunications equipment.

Failure to comply with any of the above shall entitle, SABAAI Concept Co., Ltd to stop providing Service without giving prior notice and/or take any legal action, which SABAAI Concept Co., Ltd deems appropriate.

In addition, SABAAI Concept Co., Ltd shall not accept any liability for incidents occurring at the property you have chosen and shall not be held responsible or liable for cancellations due to acts of God, transportation cancellations, or other events beyond SABAAI Concept Co., Ltd’s control.

SABAAI Concept Co., Ltd reserves the right at any time and from time to time, for any reason, to modify these terms and conditions with or without notice. In the case that you continue to use this Service, you will be subject to and be bound by all the terms and conditions in force at that time.

6. Payments

The payment for the Service shall be made in full and by credit cards, Electronic Fund Transfer, or other electronic payments to SABAAI Concept Co., Ltd’s account in the total price of the reservation, including all applicable taxes (i.e., Value Added Tax, withholding Tax).

7. Ownership

This reservation booking and informational Service is operated by SABAAI Concept Co., Ltd and the content and data associated with the SERVICE is sole copyrighted by SABAAI Concept Co., Ltd.

Some parts of the content found on this site in connection with this Service is owned by third party providers and distributors and other leisure travel information providers.

None of the content or data found in connection with the Service may be reproduced, sold, transferred, or modified without the express written permission of SABAAI Concept Co., Ltd and/or its third party providers and distributors.

8. Privacy

By using this Service, SABAAI Concept Co., Ltd may obtain your E-mail address and other information about you.

In order to provide you with special offers, promotional information and product announcements, SABAAI Concept Co., Ltd may send you communications and may provide information about you to third parties who have valuable products and Service to offer.

SABAAI Concept Co., Ltd will take reasonable steps to remove you from SABAAI Concept Co., Ltd a list of registered users who will have the opportunity of receiving such communications.

9. Relationship

The relationship between SABAAI Concept Co., Ltd, hotels, apartments and you will be that of independent contractors, and neither of us nor any of our respective officers, agents or employees will be held or construed to be partners, joint ventures, fiduciaries, employees or agents of the other.

10. Cancellation is subject to the follow rate fees

Cancellation is subject to the follow rate fees (For Hotels):

(a). If we received your notification of cancellation within 7 working days (Excluding Saturday, Sunday and Public holidays) or more prior to arrival date, there will be no cancellation charge except for the processing fee of 4.00% Plus administration fees of US$ 20.
(b). If we received your notification of cancellation LESS than 7 working days (Excluding Saturday, Sunday and Public holidays) OR we do not received any cancellation notification OR there is no show, prior to arrival date. We will charge by the way of a cancellation fee a minimum of one night for late cancellation and non-arrivals Plus the processing fee of 4.00% Plus administration fee of US$ 20.
This cancellation policy may apply as explained above.
Bangkok-Apartment.com reserves the rights to modify cancellation fees according to different hotel policies and other factors that Bangkok-Apartment.com does not control.

11. Additional Terms

You agree to abide by and strictly comply with any subsequent additional terms and conditions to be applicable to reservations, purchases of goods and Service and other uses of portions of this site.

12. Severability

If any one or more provisions contained in these terms and conditions shall, for any reason, be held to be invalid, illegal or unenforceable in any respect under the laws of any jurisdiction, then such invalidity, illegality or unenforceability shall not affect any other remaining provisions of these terms and conditions.

13. Governing Law

This Agreement and its transaction shall be governed by the laws of Kingdom of Thailand.
